Storm damage roof reports in Oakley: local notes

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the roof type helps narrow down where water may be getting in. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

If yours is one of the older homes in the streets near St John's, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. If you look after a building such as Oakley CE Junior School, tracing a leak on a big roof starts with where the water appears and works back. For landlords with property near Overton station, a clear finding on where water gets in helps you brief a roofer straight away.

Storm damage roof report in Oakley

If your roof has been damaged, stay safe first. Photograph the damage from the ground or a window, and never climb up. Emergency temporary protection, like covering an opening, is a job for a roofer. We then record the damage in a report you can pass to your insurer. Keep receipts for any emergency work. We survey flat roofs, ridges and hips and slate and tile slopes, and common reasons people get in touch are damaged flat roof membrane and loose or torn flashings.

Houses in smaller places like Oakley can stand more in the open, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that is a useful clue. Let us know when it happens when you get in touch. The gutters on the most exposed side can overflow too.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Oakley questions

Is my home in Oakley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Oakley in the area you cover?

Yes. We work right across London and South East England, and Oakley is part of that. Just phone 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Are you loss adjusters?

No. We write an independent report, and you decide how to use it. Your insurer may appoint its own loss adjuster.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we will explain what’s needed.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What this survey cannot tell you

In fairness, a roof survey has limits:

  • Negotiating a claim settlement
  • Estimates of repair costs
  • Your insurer’s view of the claim

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

What we check

  • Flashings
  • Gutters and fascias
  • Slate and tile slopes
  • Chimney stacks
  • Ridges and hips
  • Flat roofs

Why act early in Oakley

A few slipped slates can soon lead to wet timbers. Acting quickly usually means less damage overall. In a smaller place like Oakley, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

The survey, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes about one to two hours at a house, and longer if the damage is spread across a large roof. Some parts of a survey depend on the weather, so a visit to Oakley is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You let us know when the storm was and what damage you’ve seen.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. We photograph and record every area of damage we can see.
  4. We look at whether the damage fits storm damage, older wear or both.
  5. The findings are written up with photos for you to share with your insurer.

Before we arrive

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • Agree roof access with the managing agent if it is shared

Advice

Roof by roof

Flat roof coverings

On flat roofs, storms can lift edges and tear membranes. Damage is photographed and described.

Clay and concrete tiles

A missing tile lets rain reach the underlay. Each gap is recorded with a photo.
