Surveys for landlords and agents in Winklebury

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.

Storm damage roof reports for homes and businesses in Winklebury

Each roof is looked at from the safest viewpoints available: from the ground, from windows and higher points, from the roof space and from the roof where it is safe. We photograph and describe each area of damage. If part of the roof can’t be seen, the report says so. The report, with photos, is yours to pass to your insurer. We survey gutters and fascias, ridges and hips and flat roofs, and people most often book us about roofs hit by falling trees and ridge tiles that have come loose.

Chimney stacks on older houses around places like Winklebury can let water in, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast is not always rain from above, which is why it is worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Roof by roof

Slate roofs

After strong winds, we often see cracked and slipped slates. We photograph and describe each one.

Lead flashings

Wind can peel back flashings at abutments and stacks. We record which are loose or damaged.

When you need someone else

In fairness, there are limits to any roof survey:

  • Whether your insurer will pay the claim
  • Estimates of repair costs
  • What’s beneath slates, tiles or membranes

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Gutters and fascias
  • Ridges and hips
  • Slate and tile slopes
  • Flashings
  • Chimney stacks
  • Flat roofs

What happens on the day

After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, it typically takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there frequently is around Winklebury, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We note the date of the storm and the damage you’ve seen.
  2. We look at the roof from wherever it is safe.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Advice

What affects the price in Winklebury

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • The reason for the survey, like buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The property’s address and postcode

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or email us.

Winklebury: your questions answered

Will you come out to Winklebury?

Yes. Winklebury is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Winklebury?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How should I record storm damage myself?

Only from ground level or from windows. Never climb onto a roof after a storm. Binoculars can help you see damage from below, and we’ll record the rest.

What wind speed counts as a storm?

There’s no single figure. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Check your policy wording.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Does your report mean my claim will be accepted?

We cannot say whether a claim will be paid. Insurers decide claims on their own policy wording. Our report gives you an independent record of the damage and its likely cause.

Wind, rain and roofs in Winklebury

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. The wider area around Winklebury has a long history of building, with The Vyne about 3 miles north-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

If you look after a shop, office or commercial unit, for instance near The Malls, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. If you let a flat or house near Basingstoke station, tracing a leak quickly matters when a tenant is living with it. Take a building like Castle Hill Infant School: tracing a leak on a big roof starts with where the water appears and works back.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
