Gutter surveys in Overton

Gutter surveys for homes and businesses in Overton

We carry out gutter surveys in Overton as part of our cover across London and South East England. We inspect everything we can see safely from the ground, windows, the roof space and the roof where it’s safe. Time on site typically takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. The written report follows, with photos and recommendations. If you’re worried about leaking or loose downpipes and fascia boards damaged by overflowing water, we can find out what’s behind it.

Trees around homes in smaller places like Overton drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

Every roof is different, but as a rough guide the survey takes an hour or two for a house, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Being in a smaller place like Overton does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before the survey

  • Let us know where we can park nearby
  • Show us where any leaks or stains appear
  • Clear the way to the loft hatch

FAQs for Overton

Do you cover smaller places like Overton?

Yes, Overton is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Overton station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How do I arrange a gutter survey in Overton?

It’s easiest to phone 07833 053749 or send us an email. Give us the address and a few details about the roof. We survey on weekdays, Saturdays and Sundays.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

When is the best time for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put with the most urgent first where relevant.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

Gutter surveys around Overton

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

The streets around a church such as Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Overton Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Overton station, the gap between tenancies is a good time to have the roof looked at.

Different roofs, different checks

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Box and secret gutters

Box and secret gutters often cause leaks indoors. We check the outlets, linings and overflows where safe.

Why act early in Overton

A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without one, it is guesswork from the ground. In a smaller place like Overton, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What affects the price in Overton

Prices always include VAT. What changes the price is:

  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • Height and safe access

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Helping us price your survey

A few details help us recommend the right survey and price. When you contact us, tell us:

  • Your timetable, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • What kind of property and roof it is

Not sure which survey you need? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Landlords, agents and block managers in Overton

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming asbestos in older rainwater goods
  • Damage hidden inside walls or behind boards
  • Underground drains, which need a CCTV drain survey

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. The full list of what we check.
