Thermal imaging to find moisture and heat loss patterns in a roof in Overton. We have completed more than 5,000 surveys across London and the South East.
- Leaks that are hard to trace
- Wet areas near outlets and upstands
- Thin or uneven insulation in the roof
What a survey costs
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- Commercial roofs and larger buildings
- How complicated the roof is, with its valleys, chimneys and parapets
- Extensions, dormers and garages with roofs of their own
- The package you choose: Basic, Standard or Premium
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
Booking your survey
A little information up front helps. It is useful to include:
- When you need the report by
- What’s prompted the survey
- What kind of property and roof it is
- Any marks or damp showing indoors
Every survey is priced before it is booked, so you know where you stand. Prices start from £400, including VAT. For a price for your roof, ring 07833 053749 or email us.
About our thermal roof survey in Overton
Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. If a finding cannot be confirmed, the report suggests a next step. If you’ve noticed damp patches with no obvious cause and leaks that are hard to trace, we can find out what’s behind it, on insulated roof spaces, flat roofs and ceilings below the roof alike.
Around Overton, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Overton questions
Do you carry out roof surveys in Overton?
Yes, Overton is within the area we cover. We survey roofs across London and the South East. You can phone 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.
How do I find out if my home in Overton is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.
Will thermal imaging find my leak?
It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.
What can thermal imaging tell me about my roof?
It records surface temperature across the roof. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.
Will I get photos?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding.
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What we’re asked to look at in Overton
People often book a thermal survey when a damp patch has no obvious cause. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.
Things that frequently lead to a survey include:
- Ceilings that feel colder in places
- Damp that repairs haven’t cured
- Wet insulation beneath the membrane
- Leaks that are hard to trace
Take an older house close to Church of St Mary: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.
What to check before booking
- Whether VAT is added on top
- What exactly goes into their report
- How soon the report will arrive
- Are they insured for the work?
Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Clear leaves from outlets and gutters each autumn
- Keep the heating on as usual before a heat loss survey
- Use the report as a baseline for later checks
- Check the loft can be reached safely
Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether that is asking for work or discussing the price.
After repairs or a new covering, a later survey can confirm things are dry in suitable weather.
The survey, step by step
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. Parking around Overton is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- You get a report with thermal images, photographs and our recommendations.
Preparing for the visit
- Let us know where we can park nearby
- Make sure we can get to the back of the property
- Dig out any old roof reports or invoices
Getting a price
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

What a thermal roof survey does not cover
It is a careful look at the roof, not the whole story. Its limits include:
- Confirming water without moisture readings
- A formal energy assessment
- What’s inside walls or under coverings, without opening up

Thermal roof surveys around Overton
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If you look after a building such as Overton Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.
