Thermal roof surveys in Andover

Thermal roof surveys for homes and businesses in Andover

Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. We are often asked to look into leaks that are hard to trace and wet insulation beneath the membrane, across pitched roof slopes, ceilings below the roof and loft conversions.

Before any drone flight in a town like Andover, the airspace is checked on the Drone Safety Map, which shows restriction zones around airports and prisons. We fly a sub-250g drone and hold a CAA Flyer ID and Operator ID. Neighbours’ privacy is part of planning every flight. In the open category, flights stay under 120 m (400 ft) with the drone in sight.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

The survey, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. A typical visit in Andover begins with the street side of the roof and then moves round the building. Rear gardens and side paths frequently give the best view of extensions and back slopes. The loft comes next, where there is safe access.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photographs and our recommendations.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Clear the way to the loft hatch

What a thermal roof survey does not cover

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Structural calculations, which need a structural engineer
  • Readings unaffected by sun, shade or reflections
  • A formal energy assessment

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

What we check

  • Loft conversions
  • Commercial roofs
  • Pitched roof slopes
  • Insulated roof spaces
  • Ceilings below the roof
  • Flat roofs

Andover questions

How should I get ready for a visit in Andover?

Very little. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.

Do you cover Andover?

Yes, Andover is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or drop us an email with the address and some details.

Is thermal imaging good for finding leaks?

It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings, as the camera alone can’t prove a leak.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

What conditions are best for thermal imaging?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Will you go up on the roof?

Only if it’s safe. We inspect everything that’s safely in view: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.

Landlord and commercial surveys in Andover

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Roof by roof

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.

Signs you need a thermal roof survey in Andover

Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.

Here are some of the things we see frequently:

  • Possible trapped moisture under a flat roof covering
  • Stains that keep coming back
  • Cold spots on ceilings under the roof
  • Thin or uneven insulation in the roof

Take an older house close to Church of St Mary: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Before you book any roof surveyor

  • When you will get the report
  • Whether they hold professional indemnity and public liability insurance
  • Will they check the loft as well as the outside?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What’s in a roof survey

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Thermal roof surveys in Andover: local notes

Within a mile and a half or so of Andover there are several hotels. For hotels and other commercial buildings, large roofs are where photos from the air and thermal images show the most at once. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Anyone responsible for a site like St John the Baptist Catholic Primary School will know that thermal images can show where wet insulation sits under a big flat roof. For hotels and guest houses around Andover, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition.
