Leave it or get it looked at?

Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. In a place with as many rented homes as Basingstoke, small roof faults often turn into tenant complaints. Spotting it early is easier than dealing with water damage in an occupied home.

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Thermal roof survey in Basingstoke

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It’s important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’ve noticed gaps in loft insulation and damp that repairs haven’t cured, a survey will tell you what’s going on.

A place the size of Basingstoke has flats, offices, shops and schools with flat or low-pitched roofs. Water trapped under a flat covering can spread well beyond where it got in. Aerial photos show the whole roof at once, and anything a thermal image suggests is checked with moisture readings. Blocks, offices and schools often have plant and rooflights that make a roof harder to walk safely.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. The survey typically takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. For a commercial building or block in Basingstoke, roof access is agreed with whoever manages it before the visit. For homes, clear the way to the loft hatch and tell us about any leaks you know of. The written report follows, with photos.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Move anything stored under the loft hatch
  • Tell us about any leaks, stains or damp patches you know of
  • Keep pets inside or away from the areas we’re looking at

What we are asked to look at in Basingstoke

Some defects simply can’t be seen with the eye. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.

Things that frequently lead to a survey include:

  • Wet insulation beneath the membrane
  • Water getting in at parapets and stacks
  • Damp patches with no obvious cause
  • Wet areas near outlets and upstands

Anyone responsible for a site like King's Furlong Infant School and Nursery will know that big roofs are where close-up aerial shots and thermal images show the most at once.

Before booking any roof surveyor

  • What the survey will not cover
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Is VAT included in the price?
  • What exactly goes into their report

Useful tips for Basingstoke property owners

A little preparation and a few simple habits help. Some pointers:

  • Keep the heating on as usual before a heat loss survey
  • Let us know where and when you’ve seen damp or stains
  • Do not climb onto the roof to look for leaks yourself
  • Photograph damp patches with the date

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. There is a 12-month follow-up too.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.

Your questions about thermal roof surveys in Basingstoke

Does a conservation area affect roof work in Basingstoke?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Basingstoke in the area you cover?

Yes, Basingstoke is one of the places we work. The survey and report are the same in Basingstoke as anywhere else.

What can thermal imaging tell me about my roof?

A thermal camera shows differences in surface temperature. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

Is this a RICS survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long will you be at the property?

It typically takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. You will then get the report by email.

Does thermal imaging detect leaks directly?

No, not on its own. It shows temperature, and wet materials often behave differently from dry ones. That’s why we check any patterns with moisture readings.

Is thermal imaging good for finding leaks?

It frequently helps show where to look. Patterns can suggest where trapped water has spread. It is used alongside a close inspection and moisture readings, as the camera alone can’t prove a leak.

Airspace, weather and Basingstoke roofs

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. With The Vyne about 2.9 miles north, Basingstoke sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church like St Michael's Church are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. For businesses in and around places such as The Malls, large commercial roofs are often easiest to see by drone or thermal camera.
