  • Dripping or leaking gutter joints

Gutter surveys near Southington

Different roofs, different checks

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Box and secret gutters

Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Gutter survey in Southington

Some gutters are easy to see from the street but a good many gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We look at them as far as they can safely be seen using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We survey valley gutters, outlets and hoppers and downpipes, and the problems we are asked to look at most are overflowing valley or parapet gutters and downpipes that are split or coming away.

Some older homes in villages like Southington are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How we price gutter surveys

A few things affect what a survey costs:

  • Roof area
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your roof before booking.

Getting in touch

These details help when you contact us:

  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from the ground or a window
  • The type of building and roof, such as pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage

Booking is simple: just phone 07833 053749 or drop us an email, tell us about the property and we will recommend the right survey. The price is agreed up front.

Why get it checked now?

A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Older and listed buildings around Southington may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Gutter surveys around Southington

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

For site and facilities teams at buildings such as Overton Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Overton station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

For landlords and managing agents

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Honest limits

A survey is a careful look at the gutter, but it can’t do everything. The main limits are:

  • Underground drains, which need a CCTV drain survey
  • What’s hidden inside a downpipe
  • What’s behind fascias and inside walls

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What our survey covers.

Roof types and parts we check

  • Outlets and hoppers
  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Southington often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Leave a clear route to the loft
  • For flats, make sure roof access has been agreed
  • If it is not your property yet, arrange access through the agent

Getting a price

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you are ready.

FAQs for Southington

Will you come out to Southington?

Yes, Southington is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Southington is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

When is the best time for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What’s the price of a gutter survey?

Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, ring 07833 053749 or use the contact form.
