Freefolk Flat Roof Survey
Independent flat roof surveys in Freefolk. We have completed more than 5,000 surveys across London and South East England.
- Loose or cracked edge trims
- Gaps at upstands and abutments
- A sagging deck under the covering
Why get it checked now?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. In a place like Freefolk, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Why us?
- Covered by professional indemnity and public liability insurance
- Independent findings on the roof’s condition
- Package prices that include VAT
- Thermal imaging and drone inspection where they help

About our flat roof survey in Freefolk
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. If you’ve noticed failed seals around rooflight kerbs and dips that suggest the deck is deflecting, we can find out what’s behind it.
In a small place like Freefolk, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

FAQs for Freefolk
Is Freefolk within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Does a conservation area affect roof work in Freefolk?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.
What does ponding on a flat roof mean?
Standing water a day or two after rain normally needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
How much is a survey?
Flat roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
How do you inspect a flat roof?
Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
What affects the price in Freefolk
What a survey costs depends on the time and equipment it needs. The main factors are:
- Any need for thermal images or a drone flight
- Roof area
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, such as extensions, dormers and garages
All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your roof before booking.

How the survey changes by roof type
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.
Single-ply membranes
Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.
Common roof problems in Freefolk
Water that does not drain sits on the roof and speeds up wear. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.
Common reasons to book include:
- Cracked or split membrane
- Standing water left after rain
- Outlets that hold water back
- Damaged trims at the roof edge
For site and facilities teams at buildings such as Testbourne Community School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Before you book any roof surveyor
- Whether you get a written report with photos
- Whether VAT is in the quoted price
- What follow-up you get after the report
- What’s outside the scope of the survey
Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
The survey, step by step
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. In a small place like Freefolk, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- You get a written report with photos and our recommendations.
Preparing for the visit
- Dig out any old roof reports or invoices
- Keep pets out of the way during the survey
- Clear the way to the loft hatch

Flat roofs in Freefolk
Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you live in an older home near Church of St Mary the Virgin, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For landlords with property near Whitchurch (Hampshire) station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Freefolk is about 8 miles east of Andover, in Hampshire. We provide flat roof surveys for householders, landlords and businesses in Freefolk and nearby. Freefolk is one of the towns and villages in Hampshire we cover. We also survey roofs in Reading.
