Questions from St Mary Bourne
Do you carry out roof surveys in St Mary Bourne?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do you cover smaller places like St Mary Bourne?
Yes. St Mary Bourne is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Do you cover flat roofs on blocks of flats?
Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or email us with the details.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days when you book.
Do you check flat roofs for asbestos?
Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
What’s in the report?
You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.
Flat roof survey in St Mary Bourne: what you get
Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so please phone 07833 053749 or drop us an email with the address and an idea of the roof’s size. If you’ve noticed failed upstands where the roof meets a wall and signs of deflection in the roof deck, a survey will tell you what’s going on.
Some older homes in villages like St Mary Bourne are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
Where we cannot see part of the flat roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Can I check my roof myself?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

How we price flat roof surveys
When we price a survey, we consider:
- How complicated the roof is, with its valleys, chimneys and parapets
- Roof area
- Extra roofs, like extensions, dormers or garages
- Height and safe access
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Getting in touch
Before you get in touch, it helps to have:
- Any photos you have, taken from the ground or a window
- Where the property is, with the postcode
- What kind of property and roof it is
- Any deadline, such as an exchange date
Booking is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
Different roofs, different checks
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is looked at, with photos of any that have lifted or cracked.
Flat and commercial roofs around St Mary Bourne
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
Anyone responsible for a site like St Mary Bourne Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Take an older house close to Church of St Peter: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you let a flat or house near Whitchurch (Hampshire) station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What we cannot see
Before booking, it’s worth knowing what a survey won’t do:
- Parts of the roof that are not safe to walk on or view
- A structural engineer’s assessment of the deck
- An exact number of years the roof has left
If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.
Roof types and parts we check
- Mastic asphalt
- EPDM rubber
- Upstands and outlets
- Felt flat roofs
- GRP fibreglass
- Single-ply membranes
How the survey works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours at a typical home, or half a day or so for a commercial building. Cottages and farmhouses around St Mary Bourne often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Clear the way to the loft hatch
- Make a note of anything you’d like us to look at
Getting a price
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or email us.
Advice
Before and after the survey
From years of surveys, a few habits stand out:
- Clear roof outlets and gutters each autumn
- Note where water lies after a downpour
- Have the roof looked at again after a severe storm
- Limit foot traffic on the covering
If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.
Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys usually lasts longer.
