Pre-Purchase Roof Survey in Freefolk
A careful look at the roof at your property in Freefolk, and put it all in a photo-illustrated written report.
- A ridge or slope that dips
- Patch repairs that may hide an ongoing problem
- Gutters choked with leaves and moss
What happens if roof problems are left?
After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. In a small place like Freefolk, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

About our pre-purchase roof survey in Freefolk
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. The two sit side by side. If you’re worried about cracked flaunching or crumbling chimney pointing and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on, on chimney stacks, natural slate and clay and concrete tiles alike.
Older buildings in small places like Freefolk may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about one to two hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Freefolk frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Point out any leaks or damp patches
- Unlock side gates and any roof access doors
- If you’re buying, check with the agent that we can get in

Advice
DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Pre-purchase roof surveys in Freefolk: local notes
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most.
Landlords with a home close to Whitchurch (Hampshire) station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark such as Church of St Mary the Virgin, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What affects the price in Freefolk
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Any need for thermal images or a drone flight
- Height and safe access
- Whether it’s a home or a commercial building
- Features like valleys, chimneys, dormers and parapets
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What we look for on each type of roof
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.
Freefolk questions
Does a conservation area affect roof work in Freefolk?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Freefolk?
Yes, Freefolk is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you inspect the roof from on top?
Where it is safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.
Does someone need to be in?
That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
What’s the best way to book?
Just phone 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
