What a pre-purchase roof survey looks like in Whitchurch

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If you let a flat or house near Whitchurch (Hampshire) station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Pre-purchase roof surveys for homes and businesses in Whitchurch

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. Typical surveys look at bitumen or mortar used in place of proper repairs and standing water on a flat extension roof, across chimney stacks, flat-roofed extensions and dormers and gutters and downpipes.

In a smaller place like Whitchurch, some houses face open ground, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather usually shows first. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What we can’t see

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Whether the price should change, which is between you and the seller
  • Structural calculations (that is a structural engineer’s job)
  • The condition of the rest of the house (that’s a RICS home survey)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • The roof space
  • Gutters and downpipes

Different roofs, different checks

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.

Flat roofs

Many homes have a flat roof somewhere, frequently over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Prices for pre-purchase roof surveys in Whitchurch

Not every roof costs the same to survey, and it comes down to:

  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

FAQs for Whitchurch

How do I find out if my home in Whitchurch is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Whitchurch?

Yes. Whitchurch is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is a roof survey worth having alongside a home survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

How do I arrange a pre-purchase roof survey in Whitchurch?

It is easiest to phone 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we will take it from there. Surveys run on any day of the week.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How the survey works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. With a bit of garden around a house, as there often is around Whitchurch, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Buyers: confirm access with the estate agent or seller
  • Make a note of anything you’d like us to look at

What we’re asked to look at in Whitchurch

Buildings put up or refurbished before 2000 may contain asbestos. It is often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.

We are often asked to look at:

  • Sagging ridge lines or uneven roof slopes
  • Signs of past leaks inside the loft
  • Chimney mortar that has eroded
  • Gaps where slates or tiles have come loose

For an older house near a landmark such as Church of All Hallows, the roof may have had decades of patch repairs, and the survey shows where they are.

Before booking anyone

  • How soon the report will arrive
  • Which viewpoints they use to see the roof
  • Whether the price includes VAT
  • Whether the loft space is looked at, where there is one
