How a pre-purchase roof survey works in Wells-in-the-Field
Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is often not the individual flat owner, with costs frequently passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. Typical surveys look at cracked flaunching or crumbling chimney pointing and roof slopes that look uneven or sagging, across flat-roofed extensions and dormers, clay and concrete tiles and the roof space.
Somewhere as small as Wells-in-the-Field, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
We keep jargon out of it: where something needs attention, it says so plainly.

Different roofs, different checks
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.
How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Wells-in-the-Field, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Check the loft hatch can be reached
- Leave side gates unlocked
- Gather any invoices or paperwork from past roof work

Advice
How we price pre-purchase roof surveys
A few things affect what a survey costs:
- How tall the building is and how easy the roof is to see
- The roof’s overall size
- House, block, shop or office
- The package you choose: Basic, Standard or Premium
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.
What to tell us when you get in touch
If you can, have these to hand when you get in touch:
- The property’s address and postcode
- What’s prompted the survey
- Photos of the roof, taken safely from ground level or a window
- The style of property, from a terrace to a block
Most bookings start with a short call: ring 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Why act early in Wells-in-the-Field
After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but too late to use them in the purchase. In a small place like Wells-in-the-Field, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Pre-purchase roof surveys in Wells-in-the-Field: local notes
Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For an older house near a landmark like St Nicholas' Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Landlords with a home close to Whitchurch (Hampshire) station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
