Roof survey in Bagmore
A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey lead flashings, the roof space and ridges, hips and valleys, and the problems we are asked to look at most are crumbling chimney pointing or cracked flaunching and worn lead at chimneys and abutments.
In a village or hamlet like Bagmore, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two at a typical home, or half a day or so for a commercial building. Older roofs in small places like Bagmore can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.

What else we do in Bagmore
Leave it or get it looked at?
Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can frequently spot it sooner. Where a roof is exposed, as many are in small places like Bagmore, driving rain gets into any weakness, and damp in older walls is slow to dry out.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Honest limits
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Confirmation of asbestos in soffits or cement sheets
- Structural calculations (that’s a structural engineer’s job)
- A promise that the roof won’t leak in future

Roof types and parts we check
- Lead flashings
- Ridges, hips and valleys
- Clay and concrete tiles
- Chimney stacks
- Flat roofs
- The roof space
- Natural slate
Different roofs, different checks
Concrete interlocking tiles
Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Widespread slipping typically points to corroded nails, which we describe in the report.
Checking the roof from the ground
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What a roof survey looks like in Bagmore
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Lasham Airfield is about 2 miles from Bagmore. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first.
Landlords with a home close to Alton station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Hall Place, about 3 miles south, is one of the historic houses in the wider area around Bagmore. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. Take an older house close to Church of St. Mary: old fixings, lead flashings and tall chimneys are typical of older roofs.

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
For landlords and managing agents
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
