Independent roof surveys in Bradley

Roof survey in Bradley

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We are frequently asked to look into slates or tiles that have slipped or broken and crumbling chimney pointing or cracked flaunching, across chimney stacks, clay and concrete tiles and natural slate.

Some older homes in villages like Bradley are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It usually takes between one and two hours on an ordinary house, and more on a big or complicated roof. For a village or hamlet like Bradley, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Jot down any questions you want answered
  • Keep pets out of the way during the survey
  • Have keys ready for side gates, garages or roof access doors

FAQs for Bradley

Is my home in Bradley listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Are there drone restrictions around Bradley?

That depends on where the roof is and on the weather. Bradley is about 3 miles from Lasham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather.

How long does a roof survey take?

On site, it normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Report times depend on the package.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Will you climb onto the roof?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Landlord and commercial surveys in Bradley

Any of our surveys can be booked by landlords, agents and building managers in Bradley. To discuss a property or a block, call 07833 053749 or use the contact form.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Before and after the survey

Here are a few things we’d tell any owner:

  • Include dormers, porches and garages when booking
  • Look for debris in the garden after high winds
  • Leave roof access to professionals
  • Gather any paperwork for past roof work

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Roof surveys in Bradley: local notes

Historic houses like Hall Place, about 1.9 miles south-east, show how far back building in the area around Bradley goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If yours is one of the older homes in the streets near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Different roofs, different checks

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • How the roof will behave in every kind of weather
  • The condition of the rest of the building (that’s a RICS home survey)
  • Defects hidden under coverings or inside walls without opening up
