Bradley Chimney Survey
Not sure what state the chimney stack is in? We carry out chimney surveys in Bradley and across Hampshire.
- Loose, cracked or missing pots
- Cracked or missing flaunching
- Disused chimneys trapping moisture
How a chimney survey works in Bradley
Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. Typical surveys look at a chimney out of line and flaunching that has broken away, on lead flashings, chimney breasts and brick chimney stacks.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later.

Do you need a chimney survey in Bradley?
Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.
A survey makes sense if you’ve noticed:
- Lifted or split lead flashings
- Damp patches on chimney breasts
- Eroded joints in the brickwork
- Unused flues sealed without airflow
Take an older house close to Church of All Saints: its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Which parts of the roof they’ll actually see
- Whether the loft space is looked at, where there is one
- What’s outside the scope of the survey
- What follow-up you get after the report
What else we do in Bradley
Different roofs, different checks
Lead flashings
Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.
Brick stacks
Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.
For landlords and managing agents
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.
Why it is worth a survey now in Bradley
Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. Around Bradley, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Why us?
- Photos and a written report every time
- Drones and thermal imaging where it applies
- More than 5,000 surveys completed
- Independent findings on the roof’s condition
What happens on the day
The aim of the visit is simple: to see as much of the chimney stack as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes roughly 1–2 hours for most homes, a little longer where there are several stacks. In a hamlet or village like Bradley, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
How to prepare
- Show us where any leaks or stains appear
- Keep pets in another room
- Have any questions written down, so nothing gets missed

What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Areas we can’t view from safe positions
- Whether a gas appliance or its flue is safe
- The inside of the flue, which needs a sweep or flue specialist
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

Your questions about chimney surveys in Bradley
Does a conservation area affect roof work in Bradley?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Bradley in the area you cover?
Yes. We cover the whole of London and South East England, and Bradley is part of that. You can ring 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.
How can you see the top of the stack?
We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.
Should a redundant chimney be removed?
An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can decide with a builder what to do.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How long does the survey take?
That depends on the size and shape of the roof; most visits take about 1–2 hours at a house, as part of a look at the roof around the stack. The written report follows by email.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Chimney surveys in Bradley: local notes
Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 1.9 miles south-east lies Hall Place, a reminder of how long the area around Bradley has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
