Bagmore Chimney Survey
A survey of chimney stacks, pots, flashings and flaunching for Bagmore, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Flashings pulling away from the stack
- Unused flues sealed without airflow
- Frost-damaged brickwork on the stack
For landlords and managing agents
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the chimney stack, with photographs, which helps you plan work between tenancies.
About our chimney survey in Bagmore
A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photographs. We survey chimney pots and cowls, lead flashings and chimney breasts, and the problems we’re asked to look at most are spalled or crumbling bricks and gaps where the stack meets the roof.
In a small place like Bagmore, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Questions from Bagmore
Does a conservation area affect roof work in Bagmore?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
I let a flat near Alton station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or send us an email with the address and a few details.
Will you go up on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
What happens after the survey?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Which days do you carry out surveys?
Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or use the contact form.
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether a gas appliance or its flue is safe
- Structural calculations for a leaning stack
- Hidden damage within the stack
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.
What this survey covers
- Brick chimney stacks
- Chimney breasts
- Shared and party-wall stacks
- Chimney pots and cowls
- Flaunching
- Lead flashings
What happens on the day
The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Rural addresses near Bagmore can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- The findings are written up with photographs and recommendations and emailed to you.
How to prepare
- Dig out any old roof reports or invoices
- Make sure pets are kept safely away
- Check we can get to the back of the property

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.

What happens if roof problems are left?
Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. For an older or listed building in a place like Bagmore, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What a chimney survey looks like in Bagmore
A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Hall Place, about 3 miles south, show how far back building in the area around Bagmore goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Landlords with a home close to Alton station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What else we do in Bagmore
Can I check my roof myself?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Signs you need a chimney survey in Bagmore
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.
A survey can pick up problems such as:
- Frost-damaged brickwork on the stack
- A chimney out of line
- Staining on walls around the chimney
- Damaged chimney pots and cowls
Take an older house close to Church of St. Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
