How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Bagmore frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before the survey

  • Keep pets in another room
  • For a flat or shared roof, check access with the building owner or managing agent

How a gutter survey works in Bagmore

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a photo-illustrated written report. Typical surveys look at downpipes that are split or coming away and gutters full of debris and silt, on eaves gutters, downpipes and fascias and soffits.

Some older homes in villages like Bagmore are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Different roofs, different checks

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Gutter surveys around Bagmore

With Hall Place about 3 miles south, Bagmore sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

Questions from Bagmore

Do you survey roofs for landlords with property near Alton station?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or email us with the address and some details, including who will give access on the day.

Will you come out to Bagmore?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Keep climbers away from the eaves
  • Don’t leave hidden gutters out of a clear-out
  • Have gutters cleared at least once a year
  • Check downpipe clips are holding

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.

Do you need a gutter survey in Bagmore?

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

Most people get in touch when they’ve noticed something like this:

  • Gutters packed with leaves or moss
  • Water spilling over the gutter edge
  • Valley or box gutters that overflow inside
  • Leaks at the gutter joints

Take an older house close to Church of St. Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before you book anyone

  • What the survey won’t cover
  • Are they insured for the work?
  • What follow-up you get after the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a good roof survey covers

What happens if roof problems are left?

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. In a small place like Bagmore, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Gutter survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
