Gutter survey in Bradley, Hampshire
A survey of gutters, valleys, outlets and downpipes in Bradley, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Soffits marked by water
- Blocked outlets and hoppers
- Valley or box gutters that overflow inside
Useful tips for Bradley property owners
From years of surveys, a few habits stand out:
- Check for spilling water in a downpour
- Ask for valleys and parapet gutters to be cleared too
- Note any damp stains below the gutters
- Check that downpipes are firmly fixed to the wall
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.
How a gutter survey works in Bradley
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey valley gutters, eaves gutters and downpipes, and people most often book us about overflowing eaves gutters and leaking or loose downpipes.
Older buildings in small places like Bradley may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
We keep jargon out of it: if work is needed, the report says so clearly.

What else we do in Bradley
Bradley questions
Will you come out to Bradley?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you carry out roof surveys in Bradley?
We do. The survey and report are the same in Bradley as anywhere else.
Do I need to be at home?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we will explain what’s needed.
Do you check valley and parapet gutters?
Yes, where it’s safe to see them. We use the ground, windows, the roof space and the roof where it’s safe and a drone where it applies.
Will you check the drains below ground?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
What you can safely check yourself
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
What we look for on each type of roof
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Missing lead is something we check for too.
What a gutter survey doesn’t cover
Every survey has limits, and it is better to know them up front. Keep these in mind:
- Asbestos testing of old gutters, downpipes or soffits
- Underground drains, which need a CCTV drain survey
- What’s behind fascias and inside walls
If in doubt, call 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and doesn’t.
Roofs we survey in Bradley
- Fascias and soffits
- Downpipes
- Eaves gutters
- Valley gutters
- Parapet and box gutters
- Outlets and hoppers
What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. Older roofs in small places like Bradley can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We check hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.
Before the survey
- If it is not your property yet, arrange access through the agent
- Have any paperwork from past roof work to hand
- Clear the way to the loft hatch

Local roofs in Bradley
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. About 1.9 miles south-east lies Hall Place, a reminder of how long the area around Bradley has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
Take an older house close to Church of All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What affects the cost of gutter surveys
A few things affect what a survey costs:
- Whether it is a home or a commercial building
- How many separate roofs there are, such as extensions, dormers and garages
- Chimneys, valleys, parapets and other details
- Whether you choose the Basic, Standard or Premium Survey
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What to tell us when you get in touch
You don’t need to know any roofing terms. It’s enough to tell us:
- Photos of the roof, taken safely from the ground or a window
- The type of building and roof, like pitched or flat
- Where any leaks, stains or damp patches show inside
- Whether there’s a loft hatch, a shared roof or tricky access
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
