When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Hidden layers that need to be opened up to check
  • Structural calculations, which need a structural engineer
  • Seeing water directly, as the camera shows temperature, not moisture

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Insulated roof spaces
  • Commercial roofs
  • Pitched roof slopes

Thermal roof survey in Bradley

A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. If a finding can’t be confirmed, the report suggests a next step. If you’re worried about thin or uneven insulation in the roof and areas of a flat roof that may hold water, a survey will tell you what’s going on, whatever the roof.

In a small place like Bradley, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

What we do, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Bradley can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We check the roof from the ground, from windows and from the roof itself where it is safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photos and our recommendations.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Use the report as a baseline for later checks
  • Ask us about the forecast if rain is expected
  • Check outlets after heavy rain
  • Leave the roof to people with safe access

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

What you can safely check yourself

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Common questions in Bradley

Is my home in Bradley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Bradley?

Yes, Bradley is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can a thermal camera see water?

No, not on its own. It shows temperature, and wet materials frequently behave differently from dry ones. We confirm what it suggests with moisture readings.

Can you check my loft insulation with a thermal camera?

The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the images show where improvements may help.

Can you survey at the weekend?

We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or email us.

What affects the cost of thermal roof surveys

A few things affect what a survey costs:

  • The size of the roof
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone

Every price we give includes VAT, and the written report is part of the package. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

Getting in touch

To price your survey accurately, we’ll ask about:

  • When you need the report by
  • Photos of the roof, taken safely from the ground or a window
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.

Do you need a thermal roof survey in Bradley?

Once a leak has been fixed, people often ask whether the roof is still wet. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.

A survey can pick up problems such as:

  • Thin or uneven insulation in the roof
  • Moisture around outlets and upstands
  • Water getting in at parapets and stacks
  • Wet insulation beneath the membrane

Take an older house close to Church of All Saints: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Before booking anyone

  • What insurance they carry
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the loft is part of the inspection
  • Which viewpoints they use to see the roof
