Thermal roof surveys in Burkham

How a thermal roof survey works in Burkham

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. Common reasons to book are damp patches with no obvious cause and water getting in at parapets and stacks, across flat roofs, loft conversions and insulated roof spaces.

Somewhere as small as Burkham, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are checked before the visit, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Burkham can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Mention any parking restrictions on your street
  • For a flat or shared roof, check access with the building owner or managing agent

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Useful tips for Burkham property owners

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Check outlets after heavy rain
  • Leave the roof to people with safe access
  • File the images with your roof records
  • Move stored items away from the loft hatch

Buyers can use the findings when talking to the seller or agent. It’s your decision how to use it, whether you ask for work before completion or discuss the price.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

Why it’s worth a survey now in Burkham

Before replacing a large flat roof, it’s useful to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. In a small place like Burkham, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Why us?

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Clear results when the conditions on the day are poor
  • The condition of timbers we can’t see
  • Whether the deck or roof structure is strong enough

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Flat roofs
  • Insulated roof spaces
  • Loft conversions
  • Commercial roofs
  • Ceilings below the roof
  • Pitched roof slopes

Your questions about thermal roof surveys in Burkham

Are there drone restrictions around Burkham?

That depends on where the roof is and on the weather. Burkham is about 2 miles from Lasham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Does a conservation area affect roof work in Burkham?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
