When to book a survey in Bradley

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

It is worth booking a survey if you’ve seen:

  • Loose or cracked edge trims
  • Water getting in at rooflights
  • Gaps at upstands and abutments
  • Ponding water that does not drain away

If you live in an older home near Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Before booking any roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How soon the report will arrive
  • Which viewpoints they use to see the roof

What to expect from a roof survey

Flat roof survey in Bradley: what you get

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. We survey EPDM rubber, GRP fibreglass and single-ply membranes, and people most frequently book us about gaps at upstands and abutments and standing water left after rain.

Somewhere as small as Bradley, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Testing older roof sheets for asbestos
  • A fixed date for when the roof will need replacing
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

Yes, Bradley is within the area we cover. We work right across London and the South East. Just ring 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

Will you come out to Bradley?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

What happens next?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Roof by roof

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

Why act early in Bradley

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. For older village homes like those around Bradley, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take an hour or two for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Bradley frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.
