Flat roof surveys in Holt End

About our flat roof survey in Holt End

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. That gives you facts to raise with the seller or agent. We survey GRP fibreglass, single-ply membranes and upstands and outlets, and the problems we are asked to look at most are ponding water that doesn’t drain away and damaged trims at the roof edge.

In a village or hamlet like Holt End, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Local flat roofs in Holt End

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. The wider area around Holt End has a long history of building, with Bentworth Hall about 0.3 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Landlords with a home close to Alton station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. For site and facilities teams at buildings like St Mary's Bentworth Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Holt End: your questions answered

Is Holt End in the area you cover?

We do. The survey and report are the same in Holt End as anywhere else.

Will you come out to Holt End?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you check flat roofs for asbestos?

We do not test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. The written report follows by email.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

Does a flat roof survey replace a RICS survey?

No. It is a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

How do I arrange a flat roof survey in Holt End?

Simply call 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day.

Common roof problems in Holt End

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.

Problems we come across frequently include:

  • Gaps at upstands and abutments
  • Dips that suggest the deck is deflecting
  • Blisters and bubbles in the covering
  • Ponding water that doesn’t drain away

The streets around a church like St. Mary's Church are often among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof.

What a roof survey includes

What happens on the day

We don’t take risks to get a closer look. We inspect what can safely be seen, and anything we can’t see is noted in the report. Most visits take about 1–2 hours on an ordinary house, and longer for a large or complex roof. For a village or hamlet like Holt End, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • Mention any parking restrictions on your street
  • Keep pets inside or away from the areas we are looking at

Why it’s worth a survey now in Holt End

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • A fixed date for when the roof will need replacing
  • Fragile surfaces, which we don’t walk on

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and doesn’t.

What we check

  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets
  • Felt flat roofs
  • Mastic asphalt

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Keep people off the roof unless they need to be there
  • File the paperwork for the roof and any repairs
  • Check the outlets after the leaves fall
  • Check ceilings under the roof for damp patches

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.
