Pre-purchase roof surveys in Holt End

Pre-purchase roof survey in Holt End

A full home survey looks at the whole property, so the roof is one item among many. Our survey is not a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both. Common reasons to book are gutters choked with leaves and moss and roof slopes that look uneven or sagging, on the roof space, chimney stacks and flat-roofed extensions and dormers.

Somewhere as small as Holt End, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Holt End: your questions answered

Is Holt End within the area you cover?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Are there drone restrictions around Holt End?

That depends on where the roof is and on the weather. Holt End is about 3 miles from Lasham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or a downpour also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Will the roof report help me negotiate with the seller?

Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

What if it rains on the day?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

What we look for on each type of roof

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the loft space, we report what we can see of it.

Lead flashings and valleys

Flashings are a common source of leaks, so we check each one closely. We photograph any that need work.

Buying a home or a new roof in Holt End

With Bentworth Hall about 0.3 miles east, Holt End sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

The streets around a church such as St. Mary's Church are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Alton station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Holt End is about 4 miles west of Alton, in Hampshire. From houses to flats and shops in Holt End, the roof can be surveyed. Holt End is one of the towns and villages in Hampshire where we work for pre-purchase roof surveys. Reading is in our area too.

Surveys for landlords and agents in Holt End

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.

Prices for pre-purchase roof surveys in Holt End

Not every roof costs the same to survey, for these reasons:

  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

Getting in touch

Before you get in touch, it is useful to have:

  • What kind of property and roof it is
  • Dates you’re working to, like exchange
  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work

Pre-purchase roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or send us an email with the details.

The survey, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Holt End, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Getting ready for the survey

  • Note where any stains or damp appear
  • For a flat or shared roof, check access with the building owner or managing agent
  • Move anything stored under the loft hatch

Booking a survey

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Why it is worth a survey now in Holt End

A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. A roof survey is carried out for the buyer, and the report is written for you to use. For older village homes like those around Holt End, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.
