Pre-purchase roof surveys in Hattingley

Pre-purchase roof surveys for homes and businesses in Hattingley

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you’re buying. All three include a photo-illustrated written report and recommendations. We survey natural slate, flat-roofed extensions and dormers and the roof space, and common reasons people get in touch are worn or lifted lead flashings and gaps where slates or tiles have come loose.

Some older homes in villages like Hattingley are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

What a survey costs

Prices always include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • The height of the building and how the roof can safely be seen

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Helping us price your survey

We will typically ask about:

  • Your timetable, such as an exchange date
  • The address and postcode of the property
  • Access details, like a loft hatch or a shared roof
  • The kind of building and roof involved

You can call us seven days a week. To book or ask a question, call 07833 053749 or send us an email.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours at a typical home, and longer for a large or complex roof. Somewhere like Hattingley needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a report with photographs and recommendations before you exchange.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • If it isn’t your property yet, arrange access through the agent
  • Find any records of previous roof work

Related advice

Different roofs, different checks

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.

Natural slate

Many older homes in London and the South East have slate roofs. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Common roof problems in Hattingley

Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.

A survey can pick up problems like:

  • Patch repairs that may hide an ongoing problem
  • Blistered or split felt on a flat roof
  • A ridge or slope that dips
  • Loose pots and cracked flaunching

For an older house near a landmark such as Church of St Andrew, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before you book any roof surveyor

  • Will they check the loft as well as the outside?
  • Whether VAT is in the quoted price
  • Is there a chance to talk the report through?
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

Why get it checked now?

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. Around Hattingley, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Why us?

  • Thermal imaging and drone inspection where they help
  • Satisfaction rate of 98%
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • 5,000+ roofs surveyed

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Ask for loft access on the day
  • Ask the seller about past roof repairs
  • Let us know your timetable
  • Look for fresh paint on upstairs ceilings at viewings

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

FAQs for Hattingley

Is my home in Hattingley listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Hattingley within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It does not stand in for a RICS survey.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.

Will you need to get into the loft?

Ideally, yes. We look in the loft space where there is safe access, and views from upper windows help too. Access is usually arranged through the agent or seller.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
