Pre-purchase roof surveys for Four Marks homes and businesses

Pre-purchase roof survey in Four Marks: what you get

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a proper look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. You get a written report with photos. If you’re worried about a ridge or slope that dips and worn or lifted lead flashings, we can find out what’s behind it, whatever the roof.

Houses in smaller places like Four Marks can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather usually shows first. Whether you are buying or signing off new work, those edges deserve a careful look. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What affects the cost of pre-purchase roof surveys

To price your survey, we look at:

  • How tall the building is and how easy the roof is to see
  • Whether it is a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

What to tell us when you contact us

We’ll typically ask about:

  • Any photos you have, taken from the ground or a window
  • Where water is showing inside, if it is
  • What made you get in touch
  • The property’s address and postcode

Booking is simple: just call 07833 053749 or use the contact form and give us some details about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Anything beyond the roof, which a full home survey covers
  • Defects hidden under coverings or inside walls without opening up
  • A valuation or a promise of a lower price

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before booking. The full list of what we check.

Roofs we survey in Four Marks

  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys

The survey, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a smaller place like Four Marks, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Keep pets out of the way during the survey
  • Let us know about any leaks, stains or damp patches you know of

Your questions about pre-purchase roof surveys in Four Marks

Is Four Marks in the area you cover?

We do. The survey and report are the same in Four Marks as anywhere else, and visits run on weekdays and weekends.

Is Four Marks within the area you cover?

Yes, Four Marks is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It works alongside a home survey.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

What if it rains on the day?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Different roofs, different checks

Chimney stacks

Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked.

Gutters and parapets

The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Four Marks homes and their roofs

Historic houses such as Bentworth Hall, about 2.7 miles north, show how far back building in the area around Four Marks goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For landlords with property near Alton station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark like Church of the Good Shepherd, the roof may have had decades of patch repairs, and the survey shows where they are.

Checking the roof from the ground

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
