Thedden Pre-Purchase Roof Survey
Pre-purchase roof surveys in Thedden from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and South East England.
- Flashings that have lifted or split
- Standing water on a flat extension roof
- Sagging ridge lines or uneven roof slopes
Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Ask for loft access on the day
- Share the report with your solicitor
- Ask who repairs the roof under the lease
- Arrange the survey as soon as your offer is agreed
Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.
Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
How a pre-purchase roof survey works in Thedden
Some roofs cannot be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and inspect from every other safe vantage point. If you are worried about quick fixes on flashings and valleys and standing water on a flat extension roof, we can find out what’s behind it, on the roof space, chimney stacks and natural slate alike.
Older buildings in small places like Thedden may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

How it works
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Thedden can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- If you are buying, check with the agent that we can get in
- Show us where any leaks or stains appear
- Let us know about parking before the day
Arrange a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Different roofs, different checks
Chimney stacks
Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings.
Natural slate
Many older homes in London and the South East have slate roofs. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.
What else we do in Thedden
Thedden homes and their roofs
Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Lasham Airfield is about 3 miles from Thedden. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Bentworth Hall, about 1 mile west, is one of the historic houses in the wider area around Thedden. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. The streets around a church such as St Peter's are often among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Alton station, a written report helps before buying a rental or paying for a new roof on one.
Thedden is about 2 miles west of Alton, in Hampshire. We survey roofs in Thedden and the rest of Hampshire. Thedden is one of the places in Hampshire we cover. Reading is in our area too.

Rented homes, blocks and businesses
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
What a survey costs
To price your survey, we look at:
- Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
- The size of the roof
- If the survey needs thermal imaging or a drone
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
Getting in touch
Getting the details right at the start saves time. It is useful to include:
- Your timetable, such as an exchange date
- The kind of building and roof involved
- Access details, like a loft hatch or a shared roof
- What made you get in touch
Unsure which package suits your roof? It’s easiest to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
Honest limits
It’s a careful look at the roof, not the whole story. The main limits are:
- Whether timbers meet design loads
- A valuation or a promise of a lower price
- Walls, floors, services and rooms below the roof
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

Common questions in Thedden
Does a conservation area affect roof work in Thedden?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Thedden within the area you cover?
Yes, Thedden is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Can I take the findings back to the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Do you go up on the roof?
Only where it is safe. We also inspect from ground level, upper windows and the loft space.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
Is a roof survey worth having alongside a home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It is not a replacement for a RICS survey.
