Drone roof survey in Thedden: what you get

Some roofs are hard or unsafe to reach. A drone takes close-up photos of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly, including slopes that can’t be seen from the street. Everything we find goes into a written report with photographs. It’s also a good option where walking on the roof could break slates or tiles. If we can’t fly, we tell you why. If you’ve noticed ponding and splits on a high flat roof and lead work pulling away at abutments, a survey will tell you what’s going on, on chimney stacks, valleys and parapet gutters and tall and steep roofs alike.

Villages like Thedden often stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

We keep jargon out of it: where something needs attention, it says so plainly.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Older rural homes like those around Thedden can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. Your report arrives by email, with close-up photos and recommendations.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Agree roof access with the managing agent if it’s shared
  • Make sure the loft hatch can be reached

Advice

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Keep dogs indoors during the visit
  • A word with neighbours beforehand helps
  • Let us know what you want to see
  • Keep a clear space in the garden or drive for take-off

Keep the photos with your property records. They give you something to compare against later, and they help if you sell.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. On tall buildings, use a professional with the right access equipment. Many leaks start with a blocked outlet.

Flying and imaging in Thedden

Lasham Airfield is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. Historic houses such as Bentworth Hall, about 1 mile west, show how far back building in the area around Thedden goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you live in an older home near St Peter's, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

What we look for on each type of roof

Valleys and parapet gutters

When a parapet outlet blocks, water can come inside. We check outlets and photograph any build-up.

Large commercial roofs

Large commercial roofs cover a lot of ground. The drone covers the roof area by area, so nothing is skipped.

FAQs for Thedden

Do you cover smaller places like Thedden?

Yes. Thedden is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you fly a drone over a roof in Thedden?

It depends on the exact address and the weather on the day. Lasham Airfield is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Do you take photos of the roof?

Yes, every report has them. Each finding is shown in a picture where possible.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Can you survey in bad weather?

Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Common roof problems in Thedden

Steep and tall roofs are hard to inspect safely. Tall townhouses, blocks of flats and offices are typical. A drone gets close-up views from a safe position on the ground.

People usually book a survey when they’ve noticed one of these:

  • Flashings that have come away
  • Eroded pointing on a chimney stack
  • Ponding and splits on a high flat roof
  • Hidden gutters full of leaves

For site and facilities teams at buildings like Amery Hill School, big roofs are where close-up aerial shots and thermal images show the most at once.

Questions to ask before booking

  • Whether you can ask questions once you have the report
  • Whether you get a written report with photos
