Thermal roof survey in Thedden
A thermal survey isn’t a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. If a finding can’t be confirmed, the report suggests a next step. If you are worried about cold areas below the roof and damp around roof outlets and upstands, we can find out what’s behind it, on commercial roofs, flat roofs and ceilings below the roof alike.
Older buildings in small places like Thedden may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Landlord and commercial surveys in Thedden
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.

What this survey cannot tell you
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- The condition of timbers we cannot see
- Clear results when the conditions on the day are poor
- A formal energy assessment
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.
What we check
- Insulated roof spaces
- Loft conversions
- Commercial roofs
- Ceilings below the roof
- Flat roofs
- Pitched roof slopes
How the survey changes by roof type
Pitched slate and tile roofs
On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We back up what the camera shows with a look in the loft where we can.
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.
How the survey works
Every roof is different, but as a rough guide the survey takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. You’re welcome to ask questions while we are there. Somewhere like Thedden needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- The roof is inspected visually from safe viewpoints.
- A thermal camera records how the surface temperature varies across the roof.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- You get a report with thermal images, photographs and our recommendations.
Before the survey
- Mention any parking restrictions on your street
- Unlock side gates and any roof access doors
- Keep pets out of the way during the survey
Booking a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.
Advice
Checking the roof from ground level
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
What a thermal roof survey looks like in Thedden
Thedden is about 3 miles from Lasham Airfield. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first. Historic houses like Bentworth Hall, about 1 mile west, show how far back building in the area around Thedden goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you look after a building like Amery Hill School, a drone or thermal camera can show a large roof in a single visit. If your home is one of the older ones in the streets near St Peter's, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Thedden: your questions answered
Will you come out to Thedden?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is drone flying allowed in Thedden?
The answer turns on the exact location and the conditions on the day. Lasham Airfield is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Will the camera show exactly where the water is?
The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Is this a RICS survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.
How much does a thermal roof survey cost?
It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.
How we price thermal roof surveys
Prices always include VAT. What changes the price is:
- How complicated the roof is, with its valleys, chimneys and parapets
- House, block, shop or office
- Which survey package you book
- How many separate roofs there are, such as extensions, dormers and garages
Our price is from £400, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.
Getting in touch
We will typically ask about:
- What’s prompted the survey
- What kind of property and roof it is
- The property’s address and postcode
- Pictures of the roof from a safe spot, if you have them
Most bookings start with a short call: ring 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
