Roof leak investigation in Thedden
Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, while the repair is a separate matter. We survey valleys and parapet gutters, slate and tile slopes and lead flashings, and people most frequently book us about wet patches high on an inside wall and damp patches next to the stack.
Being in a small place like Thedden makes no difference to how a leak or storm damage is looked at: the journey and access are just planned beforehand. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Different roofs, different checks
Flat roof upstands and outlets
On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.
Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. We check for lead that has lifted, split or slipped.
For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.
How it works
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. The survey normally takes between one and two hours, more where the leak is intermittent or the roof is large. Around Thedden, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Keep pets out of the way during the survey
- Note where any stains or damp appear

Advice
Why get it checked now?
Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it’s harder to clear. Stopping the water is the first step. For older village homes like those around Thedden, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Tell us about any past repairs to the roof
- Have an electrician check any wet fittings
- Clear the loft hatch so we can get in
- Put a bucket under the drip and move valuables
Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

What a survey costs
All our prices include VAT. The things that change the price are:
- The type of building, from a house to a block or an office
- The shape of the roof and its details
- The roof’s overall size
- Extensions, dormers and garages with roofs of their own
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
What we need to know
To price your survey accurately, we will ask about:
- Any photos you have, taken from ground level or a window
- The kind of building and roof involved
- Your timetable, such as an exchange date
- The reason for the survey, such as buying, a leak or storm damage
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.
Thedden: your questions answered
Does a conservation area affect roof work in Thedden?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry out roof surveys in Thedden?
Yes, Thedden is within the area we cover. We survey roofs across London and the South East. Just ring 07833 053749 or use the contact form and let us know about the property.
Will you go up on the roof?
Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Can you trace a leak in dry weather?
In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.
Is there anything I need to do ahead of the visit?
Note when the leak appears and what the weather was doing, and take photos. Clear access to the loft. If water is near any fittings, have an electrician check them.
How long will you be at the property?
On site, it usually takes between one and two hours for most homes, though a hard-to-trace leak can take longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Why isn’t the leak directly above the stain?
Rain that gets in will run along whatever it lands on. On a pitched roof it frequently runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.
Wind, rain and roofs in Thedden
Historic houses such as Bentworth Hall, about 1 mile west, show how far back building in the area around Thedden goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Different coverings let water in at different points, which shapes where the search starts.
Landlords with a home close to Alton station may find that tracing a leak quickly matters when a tenant is living with it. Anyone responsible for a site like Amery Hill School will know that a leak through a large roof is often found some distance from where the water shows inside. Take an older house close to St Peter's: old mortar, worn lead and slipped slates are the usual suspects when water gets in.
