About our roof leak investigation in Wivelrod

Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it’s needed. We survey the roof space, flat roof details and rooflights and dormers, and the problems we are asked to look at most are water through the ceiling under a flat roof and water that shows only in certain storms.

Many homes in small places like Wivelrod face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Questions from Wivelrod

How do I find out if my home in Wivelrod is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you come out to Wivelrod?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Will you fix the leak as part of this?

This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Do you look in the loft space?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What a roof leak investigation looks like in Wivelrod

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. The wider area around Wivelrod has a long history of building, with Bentworth Hall about 0.8 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take an older house close to Chapel of Alton Abbey: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Alton station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Wivelrod is about 3 miles west of Alton, in Hampshire. Wherever you are in Wivelrod, we can come and survey your property, on a weekday, Saturday or Sunday. We cover towns and villages across Hampshire, large and small. You can also see our page for Reading.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours, more where the leak is intermittent or the roof is large. You’re welcome to ask questions while we’re there. Somewhere like Wivelrod needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we look at every likely route in.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

Advice

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Landlords and agents in Wivelrod book surveys as well as homeowners. The report gives you a dated record of the leaking roof, with photos.

What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations (that is a structural engineer’s job)
  • The repair itself (the investigation finds and reports the cause)
  • Leaks that only appear in weather we can’t recreate

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. The full list of what we check.

Roofs we survey in Wivelrod

  • Rooflights and dormers
  • Slate and tile slopes
  • Lead flashings
  • Valleys and parapet gutters
  • Flat roof details
  • The roof space
  • Chimney stacks

How the survey changes by roof type

Parapet and box gutters

A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. If it is too low, cracked or poorly dressed, water gets behind it.

Why it is worth a survey now in Wivelrod

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You will know the exact price before booking.
