Your questions about flat roof surveys in Wivelrod

Does a conservation area affect roof work in Wivelrod?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Wivelrod in the area you cover?

Yes, Wivelrod is one of the places we work. The survey and report are the same in Wivelrod as anywhere else, and visits run on weekdays and weekends.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What happens next?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Does the survey cover asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Do you look for flat roof leaks?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. Where nothing visible explains the leak, the report says what to try next.

How do you inspect a flat roof?

We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Flat roof survey in Wivelrod

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey GRP fibreglass, mastic asphalt and single-ply membranes, and the problems we are asked to look at most are ponding water that doesn’t drain away and water getting in at rooflights.

In a small place like Wivelrod, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Checking the roof from the ground

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the roof that are not safe to walk on or view
  • The condition of the deck or insulation hidden under the covering
  • Testing older roof sheets for asbestos

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. The full list of what we check.

What we look at

  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt

Flat and commercial roofs around Wivelrod

With Bentworth Hall about 0.8 miles north-west, Wivelrod sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

The streets around a church such as Chapel of Alton Abbey are often among the oldest in a place, and if your home is one of the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Alton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Wivelrod is about 3 miles west of Alton, in Hampshire. We cover Wivelrod and the rest of Hampshire. We cover towns and villages across Hampshire, from the larger towns to small villages. Reading is in our area too.

Every address in GU34 is within our area for flat roof surveys, from the main roads to the quietest streets. How the survey works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. Around Wivelrod, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Let us know about any leaks, stains or damp patches you know of
  • Check the loft hatch can be reached

Advice

Landlords, agents and block managers in Wivelrod

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on weekdays and at weekends, which can make access easier.

How we price flat roof surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • Which survey package you book
  • Building height and the viewpoints available
  • Whether it is a home or a commercial building
  • The number of roofs, including extensions and garages

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What we need to know

To price your survey accurately, we’ll ask about:

  • Photos of the roof, taken safely from ground level or a window
  • When you need the report by
  • What made you get in touch
  • Any marks or damp showing indoors

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.

Why get it checked now?

A small split in a flat roof is usually a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you’re dealing with. Older and listed buildings around Wivelrod may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
