How a flat roof survey works in Burkham

A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We are often asked to look into splits, cracks and crazing and blocked or damaged outlets, on GRP fibreglass, single-ply membranes and upstands and outlets.

Some older homes in villages like Burkham are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Useful tips for Burkham property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Look for standing water a day after rain
  • Clear roof outlets and gutters each autumn
  • Have the roof looked at again after a severe storm
  • Watch the ceilings below the flat roof for stains

If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.

Why get it checked now?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. For an older or listed building in a place like Burkham, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Burkham: your questions answered

Do you cover smaller places like Burkham?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Does a conservation area affect roof work in Burkham?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How quickly is the report sent?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Does the report include photographs?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

What we’re asked to look at in Burkham

People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.

People normally book a survey when they’ve noticed one of these:

  • Signs of deflection in the roof deck
  • Blocked or damaged outlets
  • Damaged trims at the roof edge
  • Raised blisters across the surface

For landlords with property near Alton station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What the survey won’t cover
  • Whether you can ask questions once you have the report
  • Whether you get a written report with photos

What’s in a roof survey

Flat roof surveys around Burkham

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Hall Place about 1.9 miles south, Burkham sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Parts of the roof that aren’t safe to walk on or view
  • A promise that the roof won’t leak in future

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Single-ply membranes
  • Upstands and outlets
  • Felt flat roofs
  • Mastic asphalt
  • GRP fibreglass

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. The survey typically takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Burkham, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • Make sure the loft hatch can be reached
  • Have any paperwork from past roof work to hand
  • Check we can get to the back of the property
