Independent landlord roof surveys in Burkham

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Landlord roof survey in Burkham

We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely, along with the loft space where there’s safe access. We survey flat roofs on blocks, rented houses and gutters and downpipes, and the problems we’re asked to look at most are slipped or missing slates and tiles and leaks into upper flats.

Some older homes in villages like Burkham are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours for a single let house, with blocks of flats taking longer. In a hamlet or village like Burkham, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Advice

What affects the cost of landlord roof surveys

To price your survey, we look at:

  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can be seen safely
  • If the survey needs thermal imaging or a drone
  • The roof’s overall size

Landlord roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

What to let us know when you get in touch

There’s no need for technical words. Just let us know:

  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • The kind of building and roof involved
  • Any deadline, like an exchange date

Not sure which survey you need? The easiest way is to ring 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

When to book a survey in Burkham

On a shared roof, it’s not always clear who should act. Each party may assume someone else is dealing with it and work gets delayed. An independent report helps everyone see the facts.

We are frequently asked to look at:

  • Loose ridge or hip tiles
  • Ceiling stains reported by tenants
  • Slipped or missing slates and tiles
  • Choked outlets and gutters

For landlords with property near Alton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Whether the inside of the roof is included
  • Whether you get a written report with photos
  • What happens after the report arrives
  • Whether VAT is added on top

What a good roof survey covers

Burkham: your questions answered

Can a landlord with a rental near Alton station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How do I find out if my home in Burkham is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will you go up on the roof?

Only where it is safe to do so. We look at everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Can you survey at the weekend?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or send us an email.

Landlord roof surveys around Burkham

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Hall Place, about 1.9 miles south, show how far back building in the area around Burkham goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Keep roof outlets and gutters clear
  • Give tenants a simple way to report leaks
  • Tell tenants when we’re coming
  • Make sure the roof space can be accessed

The report can feed straight into a maintenance plan. You can start with the urgent items and plan the rest over time.

Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

What we look for on each type of roof

Shared chimney stacks

Chimneys frequently let water in at the flashings. We record anything visible.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.
