DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Flat roof surveys for homes and businesses in Southrope

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so please phone 07833 053749 or send us an email with the address and an idea of the roof’s size. We’re often asked to look into standing water left after rain and dips that suggest the deck is deflecting, across mastic asphalt, single-ply membranes and upstands and outlets.

Flat roofs on exposed homes in small places like Southrope take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Flat roofs in Southrope

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Southrope has a long history of building, with Hall Place about 3.1 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Alton station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Clear roof outlets and gutters each autumn
  • Look for standing water a day after rain
  • Check ceilings under the roof for damp patches
  • Book a survey every few years

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

What we’re asked to look at in Southrope

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People typically call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Most people get in touch after spotting something like this:

  • Standing water left after rain
  • Dips that suggest the deck is deflecting
  • Blocked or damaged outlets
  • Splits, cracks and crazing

Take an older house close to Church of St. Mary: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What a roof survey includes

What a flat roof survey doesn’t cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Parts of the roof that aren’t safe to walk on or view
  • A promise that the roof will not leak in future
  • Whether the deck or joists are strong enough

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.

  • Whether you choose the Basic, Standard or Premium Survey

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Southrope: your questions answered

Is Southrope within the area you cover?

Yes, Southrope is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Is my home in Southrope listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does the weather affect the survey?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

What types of flat roof do you survey?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

How much does a flat roof survey cost in Southrope?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

What does the report include?

Written findings with photos, covering the condition of the flat roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. The survey usually takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Southrope can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Getting ready for the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Agree roof access with the managing agent if it is shared
