Flat Roof Survey in Bagmore
Flat roof surveys around Bagmore, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Gaps at upstands and abutments
- Loose or cracked edge trims
- Dips that suggest the deck is deflecting
Why it is worth a survey now in Bagmore
A small split in a flat roof is typically a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. Where a roof is exposed, as many are in small places like Bagmore, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Flat roof surveys for homes and businesses in Bagmore
Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are outlets choked with leaves and silt and pools of water lying on the roof, across GRP fibreglass, felt flat roofs and mastic asphalt.
Flat roofs on exposed homes in small places like Bagmore take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Bagmore, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from ground level, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Getting ready for the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Gather any invoices or paperwork from past roof work
- Leave side gates unlocked

Do you need a flat roof survey in Bagmore?
Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photos.
Here are some of the things we see frequently:
- Splits, cracks and crazing
- Damaged trims at the roof edge
- Water getting in at rooflights
- Ponding water that doesn’t drain away
For an older house near a landmark such as Church of St. Mary, the joins between later flat roofs and the old walls are where problems typically start.
What to check before booking
- Which viewpoints they use to see the roof
- Are they insured for the work?
- What’s outside the scope of the survey
- Whether the loft space is looked at, where there is one
Roof by roof
EPDM rubber
An EPDM rubber roof is normally one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Flat roofs in Bagmore
A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Historic houses like Hall Place, about 3 miles south, show how far back building in the area around Bagmore goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Alton station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Your questions about flat roof surveys in Bagmore
Is Bagmore within the area you cover?
Yes. Bagmore is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you carry out roof surveys in Bagmore?
Yes, Bagmore is within the area we cover. Our area covers London and South East England. Just call 07833 053749 or use the contact form and let us know about the property.
Will this cover the whole house?
No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.
Do you cover flat roofs on blocks of flats?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or email us with the details.
Do you need to get into the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
What happens after the survey?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Are you structural engineers?
No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
For landlords and managing agents
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
