Chimney survey in Bentworth

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we’ll say so. If you are worried about damaged chimney pots and cowls and flashings pulling away from the stack, a survey will tell you what’s going on, on lead flashings, brick chimney stacks and shared and party-wall stacks alike.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we cannot see part of the chimney stack, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we do, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours for most homes, a little longer where there are several stacks. Around Bentworth, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

Advice

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Local roofs in Bentworth

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Hall Place, about 0.2 miles south-west, is one of the historic houses in the wider area around Bentworth. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like St Mary's Bentworth Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near St. Mary's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Alton station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What we look for on each type of roof

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.

Bentworth: your questions answered

I let a flat near Alton station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or email us and let us know about the building, including who will give access on the day.

Does a conservation area affect roof work in Bentworth?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Bentworth in your area?

Yes. Our area covers London and South East England, Bentworth included.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Do you look in the loft space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Checks on boilers, fires or their flues
  • Areas we cannot view from safe positions
  • Hidden damage within the stack

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

Why act early in Bentworth

If you are thinking of removing or reducing a stack, it’s useful to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Where a roof is exposed, as many are in small places like Bentworth, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Why us?
