About our chimney survey in Beech

Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. If you are worried about spalled or crumbling bricks and unused flues sealed without airflow, we can find out what’s behind it.

In a small place like Beech, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens if roof problems are left?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. Older and listed buildings around Beech may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We will tell you which package suits the questions you have.

What a chimney survey does not cover

  • Structural calculations for a leaning stack
  • Flue inspections or sweeping
  • Conditions inside walls

Chimney surveys in Beech: local notes

Historic houses like Bentworth Hall, about 1.5 miles west, show how far back building in the area around Beech goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church like St Peter's are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Amery Hill School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Alton station may find that a dated record of the roof is useful when planning maintenance across a let.

Beech is about 2 miles west of Alton, in Hampshire. We cover Beech and the rest of Hampshire, as part of our work across London and South East England. Across Hampshire, we cover Beech and the places around it. Guildford is in our area too.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Ask for ventilated caps on redundant stacks
  • Find out whether changes to a stack need permission
  • Use a Gas Safe registered engineer for gas appliances
  • Make sure fixings on the stack are secure

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Make sure fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.

Common questions in Beech

How do I find out if my home in Beech is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Beech?

Yes, Beech is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Why is my chimney breast damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped, and record what we find.

Which parts of the chimney do you look at?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.

Should I worry about a leaning stack?

It is worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

Do you inspect the flue?

No. It isn’t a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

How experienced are you?

More than 5,000 surveys over 20+ years.

Prices for chimney surveys in Beech

All our prices include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building
  • Which survey package you book

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Booking your survey

There is no need for technical words. Just tell us:

  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Around Beech, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Have any paperwork from past roof work to hand
  • Make a note of anything you’d like us to look at
  • Leave a clear route to the loft
