Useful tips for Bidden property owners

Nothing here needs a ladder. A few suggestions:

  • Find records of any re-roofing or repairs
  • Clear the loft hatch area before we arrive
  • Keep a record of damp patches and dates
  • Ask about a flat roof on an extension or garage too

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

Roof survey in Bidden: what you get

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey ridges, hips and valleys, natural slate and chimney stacks, and the problems we are asked to look at most are gaps in the roof where coverings have gone and ponding, splits or blisters on flat roofs.

In a small place like Bidden, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How we price roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • Which survey package you book
  • The size of the roof

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

To price your survey accurately, we will ask about:

  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, like buying, a leak or storm damage
  • What kind of property and roof it is
  • Where the property is, with the postcode

Once you know what you need, phone 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Bidden: your questions answered

Will you come out to Bidden?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Bidden?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

How much does a roof survey cost in Bidden?

Prices start from £150, including VAT. You’ll know the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or email us.

Do you look in the roof space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Will the report say how many years my roof has left?

We don’t give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

Local roofs in Bidden

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you look after a building such as Robert May's School, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Hook station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Leave it or get it looked at?

By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Older cottages and farmhouses around Bidden can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

How it works

Once we’ve finished looking, we write up our findings as a written report with photographs, emailed to you. On timing, it typically takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Bidden can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Move anything stored under the loft hatch
