Bidden Thermal Roof Survey
Get a clear view of the roof at a property in Bidden from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Damp patches with no obvious cause
- Patches of heat loss across the roof
- Ceilings that feel colder in places
What we’re asked to look at in Bidden
Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.
Most people get in touch after spotting one of these:
- Cold spots on ceilings under the roof
- Gaps in loft insulation
- Damp patches with no obvious cause
- Leaks far from where the stain appears
Take an older house close to Church of St Mary: thin or patchy insulation under an old roof often shows up clearly on a thermal image.
Questions to ask before you book
- Will they check the loft as well as the outside?
- Whether VAT is in the quoted price
- Which parts of the roof they’ll actually see
- Their insurance cover
Thermal roof survey in Bidden: what you get
Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. If you’ve noticed leaks that are hard to trace and wet insulation beneath the membrane, we can find out what’s behind it.
Somewhere as small as Bidden, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Bidden: your questions answered
Is drone flying allowed in Bidden?
The answer turns on the exact location and the conditions on the day. Bidden is about 3 miles from RAF Odiham, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone can’t fly safely in strong wind or a downpour.
Do you cover smaller places like Bidden?
Yes, Bidden is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Does thermal imaging detect leaks directly?
The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.
Will you go up on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
Is thermal imaging good for finding leaks?
It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings, as the camera alone cannot prove a leak.
How do I book a survey in Bidden?
It is easiest to phone 07833 053749 or drop us an email. Give us the address and some details about the roof. Surveys run on any day of the week.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Thermal roof surveys around Bidden
What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list. RAF Odiham is about 3 miles from Bidden. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you look after a building like Robert May's School, a drone or thermal camera can show a large roof in a single visit.
Bidden is about 4 miles south of Hook, in Hampshire. We visit Bidden as part of our work across Hampshire, for houses, flats and commercial buildings. We cover towns and villages across Hampshire. Our Reading page covers surveys nearby.

Can I check my roof myself?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Tips from our surveys
There’s plenty you can do without going near the roof. Here’s what helps most:
- Leave the roof to people with safe access
- Check the loft can be reached safely
- Let us know where and when you’ve seen damp or stains
- Check outlets after heavy rain
Once we have been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, alongside what we recommend. Premium reports are sent the same day.
Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.
What this survey can’t tell you
Before you book, it’s worth knowing what a survey will not do:
- Seeing water directly, as the camera shows temperature, not moisture
- Readings unaffected by sun, shade or reflections
- The condition of timbers we can’t see
If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.
Roof types and parts we check
- Commercial roofs
- Flat roofs
- Ceilings below the roof
- Insulated roof spaces
- Loft conversions
- Pitched roof slopes
Different roofs, different checks
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We look at cracks by eye and use the images to see whether there’s a pattern around them.
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Bidden can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We check the roof from the ground, from windows and from the roof itself where it’s safe.
- Thermal images are taken to show differences in surface temperature.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- For a flat or shared roof, check access with the freeholder or managing agent
