Thermal roof surveys for Greywell homes and businesses

Thermal roof survey in Greywell

Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. We survey commercial roofs, ceilings below the roof and flat roofs, and the problems we are asked to look at most are damp patches with no obvious cause and possible trapped moisture under a flat roof covering.

Villages like Greywell often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

What happens on the day

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours for most houses, or half a day or so for a commercial building. In a small place like Greywell, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • Keep pets in another room
  • Unlock side gates and any roof access doors
  • Leave a clear route to the loft

What happens if roof problems are left?

For buyers, a thermal survey adds detail that a visual inspection cannot give. Finding hidden moisture before exchange gives you facts to raise with the seller. Older and listed buildings around Greywell may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Move stored items away from the loft hatch
  • Clear leaves from outlets and gutters each autumn
  • Keep a record of when stains appear
  • Take photos of stains as they appear, so we can compare

Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether that is asking for work or discussing the price.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.

When to book a survey in Greywell

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.

Signs worth acting on include:

  • Patches of heat loss across the roof
  • Moisture around outlets and upstands
  • Areas of a flat roof that may hold water
  • Cold spots on ceilings under the roof

Take an older house close to Church of St Mary the Virgin: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps.

Before you book any roof surveyor

  • How much experience they have with roofs like yours
  • How long the report takes to arrive
  • Will they check the loft as well as the outside?
  • Do they have a CAA Flyer ID and Operator ID for drone work?

FAQs for Greywell

Is Greywell within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Greywell listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

How does a thermal imaging roof survey work?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does thermal imaging work on slate and tile roofs?

It can be useful, though pitched roofs are usually harder to read. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there’s safe access.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What a thermal roof survey looks like in Greywell

Greywell is about 3 miles from RAF Odiham. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.

If you look after a building such as Robert May's School, big roofs are where aerial photos and thermal images show the most at once.
