Flat roof surveys for homes and businesses in Bidden

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP frequently last longer. Our report records the covering, how it’s holding up and any defects we can see, with photos of each. You then have something specific to put to the seller or agent. We survey upstands and outlets, EPDM rubber and felt flat roofs, and the problems we are asked to look at most are leaks around rooflights and edge trims that have lifted or split.

In a small place like Bidden, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Limit foot traffic on the covering
  • Keep outlets clear of leaves and moss
  • File the paperwork for the roof and any repairs
  • Never stand on rooflights or fragile sheeting

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

What happens on the day

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Bidden can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft
  • Mention any parking restrictions on your street

How to book

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

Advice

How the survey changes by roof type

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. We check each one and photograph any that have split or pulled away.

What affects the price in Bidden

Prices always include VAT. The things that change the price are:

  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages
  • House, block, shop or office
  • Which survey package you book

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

Getting in touch

To price your survey accurately, we will ask about:

  • Any marks or damp showing indoors
  • Dates you’re working to, such as exchange
  • Anything about access we should know
  • What made you get in touch

Most bookings start with a short call: call 07833 053749 or email us and we will ask a few questions about the roof. You will have a price before anything is arranged.

Flat roof surveys around Bidden

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

The streets around a church such as Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. Take a building like Robert May's School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Hook station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

When you need someone else

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • A promise that the roof will not leak in future
  • A structural engineer’s assessment of the deck
  • What’s under the membrane without opening it up

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What our survey covers.

Do you give a life expectancy for the roof?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

What types of flat roof do you survey?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.
