Bidden Pre-Purchase Roof Survey
Pre-purchase roof surveys for homes and businesses in Bidden. More than 5,000 surveys completed across London and South East England.
- Sagging ridge lines or uneven roof slopes
- Lead that has worked loose at a wall or chimney
- Bitumen or mortar used in place of proper repairs
What happens if roof problems are left?
When a chain is moving fast, a roof survey can feel like one more delay. We visit seven days a week, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. In a small place like Bidden, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.
What you get with us
- Two decades and more of roof surveys
- Thermal imaging and drones used where they help
- Insured for professional indemnity and public liability
- More than 5,000 surveys completed

Pre-purchase roof survey in Bidden: what you get
A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We can’t say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. If you are worried about standing water on a flat extension roof and slipped or missing slates and tiles, a survey will tell you what’s going on, on chimney stacks, lead flashings and valleys and the roof space alike.
Somewhere as small as Bidden, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take between one and two hours at a typical house, with time for the loft where it can be reached. In a small place like Bidden, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a photo-illustrated written report and recommendations before you exchange.
Before the survey
- Move anything stored under the loft hatch
- Unlock side gates and any roof access doors
- Let us know about parking near the property

DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
FAQs for Bidden
Does a conservation area affect roof work in Bidden?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is drone flying allowed in Bidden?
That depends on where the roof is and on the weather. RAF Odiham is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
What’s the best way to book?
The quickest way is to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof. We survey on any day of the week.
Do you go up on the roof?
Only where it is safe. We also inspect from ground level, upper windows and the loft space.
Do you need to go inside the property?
Where we can, yes. From the roof space we can see staining, timbers and underlay. If access is not possible, we note it in the report.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Practical tips
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Let us know your timetable
- Arrange the survey as soon as your offer is agreed
- Share the report with your solicitor
- Check the lease for roof repair responsibilities
After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.
Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
Common roof problems in Bidden
Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.
Typical things we’re asked to look at include:
- Cracked flaunching or crumbling chimney pointing
- Worn or lifted lead flashings
- Patch repairs that may hide an ongoing problem
- Gutters that overflow or drip at the joints
If you live in an older home near Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Choosing a roof surveyor
- Is there a chance to talk the report through?
- Which parts of the roof they’ll actually see
- Will they check the loft as well as the outside?
- What exactly goes into their report

What we cannot see
To be straight with you, there are limits to any roof survey:
- Structural calculations (that is a structural engineer’s job)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- What’s under the slates, tiles or felt
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.
