Your questions about pre-purchase roof surveys in North Warnborough
Do you cover smaller places like North Warnborough?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Can you fly a drone over a roof in North Warnborough?
It depends on the exact address and the weather on the day. North Warnborough is about 2 miles from RAF Odiham, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone can’t fly safely in strong wind or a downpour, and the rest of the survey does not depend on the drone.
Are you insured?
Our cover is professional indemnity plus public liability.
Do you go up on the roof?
Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.
Is a roof survey worth having alongside a home survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It is not a replacement for a RICS survey.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access.
Can I take the findings back to the seller?
Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.
How a pre-purchase roof survey works in North Warnborough
If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s often not the individual flat owner, with costs frequently passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. We survey lead flashings and valleys, chimney stacks and clay and concrete tiles, and common reasons people get in touch are loose pots and cracked flaunching and gutters that overflow or drip at the joints.
For a small place like North Warnborough, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Signs you need a pre-purchase roof survey in North Warnborough
Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It is a frequent finding on older houses.
These are some of the problems a survey can pick up:
- Sagging ridge lines or uneven roof slopes
- Slates or tiles that have slipped or gone
- Loose pots and cracked flaunching
- Quick fixes on flashings and valleys
For an older house near a landmark like All Saints Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
What to check before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether VAT is in the quoted price
- Will they check the loft as well as the outside?
- What the survey will not cover
Local roofs and buyers in North Warnborough
North Warnborough is about 2 miles from RAF Odiham. If your survey includes the drone, the Drone Safety Map is checked for restrictions first. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

What we cannot see
It helps to know what a survey won’t do before booking:
- Confirmation of asbestos in cement sheets or soffits
- Structural calculations (that is a structural engineer’s job)
- How a seller will respond, or what the house is worth

What else we do in North Warnborough
What we look for on each type of roof
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.
Natural slate
Many older homes in London and the South East have slate roofs. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.
For landlords and managing agents
We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
What we do, step by step
We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like North Warnborough, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we’ll get in, including the loft.
- We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Preparing for the visit
- For flats, check roof access has been agreed
- Clear the way to the loft hatch
- Have any paperwork from past roof work to hand
