How a chimney survey works in North Warnborough

We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the loft space where it is safe. A drone inspection is part of our Premium Survey where it applies. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. If you’ve noticed pots or cowls that look unsafe and staining on walls around the chimney, a survey will tell you what’s going on, on flaunching, chimney breasts and shared and party-wall stacks alike.

In a small place like North Warnborough, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Common questions in North Warnborough

Can a landlord with a rental near Hook station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How do I find out if my home in North Warnborough is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. We check how it’s capped and its condition, so you can decide with a builder what to do.

How long is the visit?

Time on site depends on the roof, but most surveys take an hour or two at a typical home, and longer for a large or complex roof. The written report follows by email.

What happens after the survey?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Prices for chimney surveys in North Warnborough

Several things affect the price of a survey:

  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • How big the roof is
  • The package you choose: Basic, Standard or Premium

Chimney survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

What we need to know

A little information up front helps. It is useful to include:

  • Access details, such as a loft hatch or a shared roof
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them

We confirm the price for your roof before you book, so you know where you stand. Our price is from £150, including VAT. To book, ring 07833 053749 or drop us an email.

What we do, step by step

The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Somewhere like North Warnborough needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Let us know where we can park nearby
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Useful tips for North Warnborough property owners

A survey works best with a little help from you, before and after. Tips:

  • Look at the chimneys with binoculars after a storm
  • Use the report as a baseline for future checks
  • Ask about consent before removing a chimney on an older property
  • Keep track of stains on chimney breasts

Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Flue inspections or sweeping
  • Whether a gas appliance or its flue is safe
  • Areas we cannot view from safe positions

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

Roofs, chimneys and gutters in North Warnborough

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you own a rental within reach of Hook station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to All Saints Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Robert May's School: a written record of a large roof helps plan work for the holidays rather than in term time.
