Chimney surveys in Up Nately: local notes

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

If you own a rental within reach of Hook station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Church of St. Stephen, old fixings, lead flashings and tall chimneys are typical of older roofs.

Chimney survey in Up Nately

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check what can be seen safely and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and our recommendations. Common reasons to book are mortar washing out of the joints and bricks with flaking faces, across chimney breasts, chimney pots and cowls and shared and party-wall stacks.

In a village or hamlet like Up Nately, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Prices for chimney surveys in Up Nately

We confirm the price for your survey before you book. This is what makes a difference:

  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What to tell us when you get in touch

If you can, have these to hand when you contact us:

  • Any photos you have, taken from ground level or a window
  • Where the property is, with the postcode
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside

If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

Common roof problems in Up Nately

Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.

Look out for signs like these:

  • Worn or missing pointing
  • Damaged chimney pots and cowls
  • Staining on walls around the chimney
  • Gaps where the stack meets the roof

Anyone responsible for a site like Robert May's School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

What to check before booking

  • Their insurance cover
  • What exactly goes into their report
  • Whether the inside of the roof is included
  • How they plan to inspect the roof safely

What to expect from a roof survey

Honest limits

Before booking, it is worth knowing what a survey won’t do:

  • Whether a gas appliance or its flue is safe
  • The inside of the flue, which needs a sweep or flue specialist
  • What’s inside the brickwork or behind render, without opening up

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

Useful tips for Up Nately property owners

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Book a sweep for flues that are in use
  • Have brackets on the chimney checked
  • Ask for ventilated caps on redundant stacks
  • Look at the chimneys with binoculars after a storm

With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

FAQs for Up Nately

Will you come out to Up Nately?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How do I find out if my home in Up Nately is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Do you need to get into the loft?

Usually, if there is one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there is access. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

How fast do I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Up Nately, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • Tell us about parking before the day
  • For flats, check roof access has been agreed
  • Tell us about any leaks, stains or damp patches you know of

Advice

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.
