What we cannot see

A survey is a close look at the chimney stack, but it can’t do everything. Its limits include:

  • Hidden sides of a shared stack
  • Hidden damage within the stack
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

Chimney survey in Newnham

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photographs. We survey lead flashings, chimney pots and cowls and shared and party-wall stacks, and common reasons people get in touch are damp on a chimney breast inside and lifted or split lead flashings.

Some older homes in villages like Newnham are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

The survey, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Older roofs in small places like Newnham can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

Getting ready for the survey

  • Let us know about parking before the day
  • Keep pets inside or away from the areas we’re looking at
  • Have any questions written down, so nothing gets missed

Surveys for landlords and agents in Newnham

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Newnham: your questions answered

Can a landlord with a rental near Hook station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

How do I find out if my home in Newnham is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How experienced are you?

More than 5,000 surveys over 20+ years.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

How do you inspect a chimney without scaffolding?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

What happens after the survey?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Keep track of stains on chimney breasts
  • Use the report as a baseline for future checks
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Look at the chimneys with binoculars after a storm

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on, as far as we could see.

Look at your chimneys from ground level now and then, especially after strong winds. With binoculars, you can frequently see cracked flaunching or lifted lead.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

How the survey changes by roof type

Rendered stacks

We cannot see the bricks behind render without it being opened up, so the report says what can and can’t be judged.

Chimney breasts and the loft

Damp patches on chimney breasts often point to a problem above. We check them and at the stack in the loft where there’s safe access.

Local roofs in Newnham

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. With The Vyne about 4.6 miles west, Newnham sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For landlords with property near Hook station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as Church of St. Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
