Flat roof surveys near North Warnborough

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How a flat roof survey works in North Warnborough

Ponding is frequently the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you’ve noticed failed seals around rooflight kerbs and loose or cracked edge trims, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as North Warnborough, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

North Warnborough questions

Does a conservation area affect roof work in North Warnborough?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover North Warnborough?

Yes, North Warnborough is one of the places we work. The survey and report are the same in North Warnborough as anywhere else.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What will the report tell me?

A written report with photos, explaining the condition of the flat roof, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Does the report include photos?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Parts of the roof that aren’t safe to walk on or view
  • Asbestos testing, which needs a specialist asbestos surveyor
  • The condition of the deck or insulation hidden under the covering

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.

What this survey covers

  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes
  • Felt flat roofs

What we look for on each type of roof

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.

What a flat roof survey looks like in North Warnborough

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Take a building like Robert May's School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Hook station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to All Saints Church: the joins between later flat roofs and the old walls are where problems typically start.

What we do, step by step

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey typically takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near North Warnborough can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Advice

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Have the roof looked at again after a severe storm
  • Note the date and type of any roof work
  • Ask contractors to protect the roof if they work on it
  • Make sure new fixings through the roof are properly sealed

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Landlords, agents and block managers in North Warnborough

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.
