Odiham: your questions answered
Does a conservation area affect roof work in Odiham?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Odiham in the area you cover?
Yes, Odiham is one of the places we work. Every survey there gets the same written report with photographs.
What if it rains on the day?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.
What will the report tell me?
A written report with photos, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Will you check the loft?
Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
How a flat roof survey works in Odiham
We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. If you are worried about cracked or split membrane and outlets choked with leaves and silt, a survey will tell you what’s going on.
In a smaller place like Odiham, some flat roofs sit in the open, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for. A flat roof that still holds water days after rain is also worth a closer look.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

How it works
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two for a small flat roof at home, and longer for a large commercial one. With a bit of garden around a house, as there often is around Odiham, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- If it is not your property yet, arrange access through the agent
- Agree roof access with the managing agent if it’s shared
- Gather any invoices or paperwork from past roof work

Advice
How the survey changes by roof type
Felt and built-up roofs
The edges and upstands of a felt roof are typically where trouble starts. We check each one and photograph any that have split or pulled away.
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.
What a flat roof survey looks like in Odiham
A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If you live in an older home near All Saints Church, flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of Hook station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For site and facilities teams at buildings such as Mayhill Junior School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.
Odiham is about 4 miles west of Fleet, in Hampshire. Surveys in Odiham work the same way as everywhere we cover: a careful inspection, photos and a written report. Our area takes in places right across Hampshire, from the larger towns to small villages. We also survey roofs in Reading.

Nearby, we also carry out flat roof surveys in North Warnborough (1 mile north-west), Broad Oak (1 mile north-east), Warnborough Green (1 mile north-west), Greywell (1 mile west) and Hook Common (2 miles north-west). Near you in Odiham
We work in homes and buildings around Robert May's School and The Bell Inn. The closest station to Odiham is Hook station, roughly 2.1 miles north-west. Other landmarks nearby include West Green House Agricultural Museum (3.3 miles north) and Odiham Castle (1.2 miles north-west). Not far away are Dogmersfield Lake and Tundry Hill.
Why get it checked now?
If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. On a bungalow or cottage around Odiham, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
What a flat roof survey doesn’t cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- A promise that the roof won’t leak in future
- Hidden layers beneath the covering
- Testing older roof sheets for asbestos
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

Useful tips for Odiham property owners
A little preparation and a few simple habits help. Our tips:
- Check the outlets after the leaves fall
- Book a survey every few years
- Watch the ceilings below the flat roof for stains
- Ask contractors to protect the roof if they work on it
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
