Signs you need a pre-purchase roof survey in Long Sutton

Rear extensions, dormers and garages frequently have flat roofs. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.

A survey can pick up problems such as:

  • Gutters that overflow or drip at the joints
  • Ponding, blisters or splits on a flat roof
  • Sagging ridge lines or uneven roof slopes
  • Slipped or missing slates and tiles

For an older house near a landmark like Church of All Saints, the roof may have had decades of patch repairs, and the survey shows where they are.

What a roof survey includes

How a pre-purchase roof survey works in Long Sutton

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. Common reasons to book are old water stains in the roof space and standing water on a flat extension roof, on clay and concrete tiles, flat-roofed extensions and dormers and the roof space.

Some older homes in villages like Long Sutton are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Ask for any paperwork for recent roof work
  • For a flat, check who is responsible for the roof
  • Book once your offer is accepted
  • Ask the agent to check the loft hatch can be opened

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.

How the survey works

Once we’ve finished looking, we write up our findings in a report with photographs. On timing, it usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Long Sutton, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Make sure the loft hatch can be reached
  • If you are buying, check with the agent that we can get in

What a pre-purchase roof survey looks like in Long Sutton

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

Landlords with a home close to Bentley (Hampshire) station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Common questions in Long Sutton

Are there drone restrictions around Long Sutton?

Typically it comes down to two things: the airspace at the address and the weather. RAF Odiham is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather.

How do I find out if my home in Long Sutton is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

How do I arrange a pre-purchase roof survey in Long Sutton?

Simply call 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Do you need to go inside the property?

Where we can, yes. From the roof space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it is not a RICS home survey. It complements one rather than replacing it.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What we look for on each type of roof

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings.

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up
  • How a seller will respond, or what the house is worth

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

What we check

  • Natural slate
  • Gutters and downpipes
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
