Pre-Purchase Roof Survey in Well
Pre-purchase roof surveys in Well from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and the South East.
- Gutters choked with leaves and moss
- Cracked flaunching or crumbling chimney pointing
- Ponding, blisters or splits on a flat roof
What we’re asked to look at in Well
Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.
Problems we come across frequently include:
- Old water stains in the roof space
- Chimney mortar that has eroded
- Gutters that overflow or drip at the joints
- Blistered or split felt on a flat roof
If your house is among the older ones in the streets near Lord Wandsworth College Chapel, the roof may have had decades of patch repairs, and the survey shows where they are.
Questions to ask before you book
- Whether the inside of the roof is included
- Whether any drone flown is registered with the CAA
- What they won’t be able to tell you
- Will the report include photos?
Pre-purchase roof survey in Well: what you get
If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. We survey natural slate, clay and concrete tiles and lead flashings and valleys, and common reasons people get in touch are signs of past leaks inside the loft and sagging ridge lines or uneven roof slopes.
Being in a small place like Well makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How the survey changes by roof type
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
What happens on the day
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. If you have questions on the day, just ask. Around Well, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.

Checking the roof from the ground
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.
Questions from Well
Does a conservation area affect roof work in Well?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Are there drone restrictions around Well?
The answer turns on the exact location and the conditions on the day. RAF Odiham is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
Do I need a roof survey if I’m having a RICS survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It does not stand in for a RICS survey.
When should I book a pre-purchase roof survey?
After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we cannot promise any saving.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
Tips that help
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Ask whether there are papers for past roof work
- Notice patches of new decoration in top-floor rooms
- Ask when the roof was last worked on
- Check we’ll be able to get into the roof space
If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.
Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.
